Procore alternatives for
UK SME Contractors (2026)
The problem:
Procore is a genuinely strong enterprise platform — it is just priced and implemented for a different kind of business. The annual fee scales with the aggregate value of your construction work rather than a published rate, rollout is typically consultancy-led over months, and the UK obligations an SME lives with daily — Construction Act 1996 s.111 pay less notices, CIS deductions at 0%, 20% or 30%, CDM 2015 Construction Phase Plans — are configuration work rather than first-class modules. UK SMEs who buy it often inherit a bill and a project plan shaped for a Tier-1 contractor.
The fix:
Work out which problem you are actually solving before you shortlist. Some firms need drawings, BIM and submittals at design-team scale, and for them the enterprise tools earn their price. Most UK SME contractors need the commercial cycle — application, notice, retention, CIS deduction — plus the site records that evidence it, at a price they can size without a sales call. This hub ranks the genuine alternatives with concrete pricing, a best-for qualifier, and an explicit disqualifier for each, so you can rule options in or out in an afternoon.

TL;DR
For UK SME contractors in 2026, the honest Procore alternatives are Fieldwire (jobsite tasks and plan markups at published per-user pricing), Site Samurai (UK commercial control with CIS, applications for payment, RAMS and CDM at flat monthly pricing with unlimited users), PlanRadar (defects, snagging and inspection evidence), Access Coins (full construction ERP for larger finance-led operations), and Payapps (an applications-for-payment specialist). Pick on whether your gap is field coordination, commercial control, defect evidence, or full ERP — and on whether you need CIS and Construction Act notices handled natively or already have them elsewhere.
Ranked alternatives
- 01
Fieldwire
Fieldwire, a Hilti company, is built around jobsite task management, plan markups, punch lists and as-built photo capture against a live drawing set. It is the tool most often named when someone asks for a cheaper Procore, and for field coordination that is a fair answer — the mobile apps are strong and the free tier makes it easy to trial on one project. It is not a commercial platform: applications for payment, CIS deductions and Construction Act notices are not its job, so you will keep those wherever they live today.
Pricing
Basic free, Pro $39, Business $64, Business Plus $89 per user per month billed annually, quoted in USD on the public pricing page.
Best for
Teams whose gap is drawing-based task coordination, punch lists and site photo capture, with commercial workflows already handled elsewhere.
Wrong choice if
Wrong choice if you need applications for payment with s.111 pay less notice tracking, CIS deductions against verified HMRC statuses, or CDM 2015 Construction Phase Plans — none of these are Fieldwire features.

Site Samurai
Our platformSite Samurai is a UK project-first platform for SME contractors and subcontractors on JCT and NEC schemes. Starter covers applications for payment with Construction Act 1996 s.111 pay less notice tracking, a no-login client portal, and CIS records with the 0%, 20% or 30% rate applied to every payment. Professional adds purchase orders with approval thresholds, GRNs and three-way matching, subcontract tenders, estimating and BOQ, NEC early warnings, a RAMS builder, CDM 2015 Construction Phase Plans, RIDDOR, fleet, and a live OAuth connection to Xero or Sage Business Cloud. Enterprise adds voice-first site capture with an offline queue, SSO and SAML, and management accounts. It does not compete with Procore on drawings, BIM or submittals, and does not pretend to.
Pricing
Starter £99/month, Professional £199/month, Enterprise £699/month. Unlimited users on every plan, no per-seat pricing. 14-day free trial — you add a card at signup but are not charged until it ends, and can cancel anytime. Around 17% off on annual billing.
Best for
UK SME contractors and subcontractors on multi-month JCT or NEC schemes who need CIS, applications for payment, commercial control and CDM documentation in one place at a published price.
Wrong choice if
Wrong choice if you need enterprise drawings management, a BIM viewer, submittals at design-team scale, or multi-country multi-currency governance — Procore and the enterprise tools are genuinely stronger there.

PlanRadar
PlanRadar is a defect, snagging and inspection platform with strong photo documentation, handover packs and fire-safety golden-thread evidence, used across large project portfolios and facility estates. If your recurring pain is proving what was inspected, when, and by whom, it is a well-targeted answer with a generous trial. Its commercial coverage is thin by design — it documents the work rather than valuing it — so applications for payment, retention and CIS stay wherever they are today.
Pricing
Published per-user plans on planradar.com/pricing with Enterprise on quote. 30-day free trial, with unlimited free subcontractor and watcher accounts.
Best for
Snagging, defect management, inspections and handover evidence across a portfolio or estate, especially where fire-safety documentation matters.
Wrong choice if
Wrong choice if the gap is commercial rather than documentary — no applications for payment under the Construction Act, no CIS deduction engine, no purchase order and GRN matching.
- 04
Access Coins
Access Coins (formerly COINS) is a deep UK construction ERP covering general ledger, multi-company consolidation, job costing, CVR, procurement, payroll and plot and land modules. It is credible at real scale and widely used among larger UK contractors and homebuilders. That depth is also the disqualifier for most SMEs: it is a finance-led ERP deployment with an implementation programme behind it, not something a QS and a director roll out between projects.
Pricing
Quote-only, per user, with annual, quarterly or monthly billing arranged on quote. No published list price.
Best for
Mid-to-large UK contractors and homebuilders with a dedicated finance function that need construction ERP depth, consolidation and CVR.
Wrong choice if
Wrong choice if you have 10-250 staff, no dedicated IT or finance systems team, and need to be live in weeks — the deployment effort will outweigh the benefit.
- 05
Payapps
Payapps, an Autodesk company, specialises in applications for payment — submission, assessment, certification, variations and retention — between main contractors and their supply chain. If a main contractor has already standardised on it, you will be submitting through it whatever else you run. As a Procore alternative it is a narrower product by design: it solves the claims exchange rather than the whole project, and CIS is not named anywhere on its public UK site.
Pricing
No UK price published for main contractors — a fixed annual fee based on the number of projects and payment claims assessed each month, with users included at no extra cost, quoted on request. Subcontractor plans are published but metered by contracts per month.
Best for
Standardising progress claims across a subcontractor supply chain, or submitting into a main contractor that already uses it.
Wrong choice if
Wrong choice if you need the cost side controlled too — purchase orders, GRNs and three-way matching are outside its scope — or if CIS deductions need handling on the same platform.
How to choose
Name the gap before you shortlist
Procore is broad, so "a cheaper Procore" is not a requirement. Write down the one workflow that costs you most this month — late applications, unrecovered retention, CIS spreadsheets, snagging disputes, drawings chaos — and shortlist against that. The tools above are each strongest at a different one of those.
Turnover-based versus flat pricing
Procore does not publish UK rates; the annual fee scales with the aggregate monetary value of your construction work, so a good year raises your software bill. Flat monthly pricing does not. Per-user pricing sits between the two and punishes headcount growth. Model whichever applies against your realistic 12-month position, not today.
CIS exposure
If you pay labour-only subcontractors under CIS, your software must hold the verification number and the resulting 0%, 20% or 30% rate and apply it to every payment, with re-verification cascading forward. Most field-coordination tools do not do this at all. Ask specifically whether the rate is stored per subcontractor and applied automatically, or whether someone types it in.
Construction Act discipline
A pay less notice must be served at least 7 days before the final date for payment under s.111 or the notified sum falls due. Ask whether the tool tracks that window against each application, generates the notice, and records when it was served. A reminder email is not the same as a tracked contractual deadline.
Implementation reality
Procore and Access Coins are consultancy-led deployments measured in months. Fieldwire, PlanRadar and Site Samurai are self-serve with trials you can start today. If nobody in your business has time to run a change programme, that is a genuine selection criterion, not an excuse.
Drawings and BIM honesty
If you genuinely coordinate with architects and design teams on live drawing sets with submittals and RFIs at scale, Procore is stronger than anything on this list and you should think hard before leaving. This is the case where staying put is the right answer.
Accounting integration
Xero and Sage are the UK SME defaults. Confirm what the connection actually does — whether approved invoices post to the ledger over an API or someone exports a file, whether supplier bills come back for matching, and which Sage product is supported. Sage Business Cloud and Sage 50 are different architectures, and a connector for one will not reach the other.
Trial with real data
Load one live project, one real CIS-registered subcontractor, and one genuine application for payment. A demo dataset hides exactly the friction you are trying to price. If a tool cannot complete that loop without a spreadsheet, it has not replaced the spreadsheet.
